DEFINITION
 
To perform a variety of skilled and semi-skilled building construction and maintenance tasks relating to the renovation, upkeep and operation of campus buildings and facilities; to perform electrical, plumbing maintenance, repair work; to perform carpentry and painting tasks; and to repair and maintain HVAC equipment.  Show ability to manage a comprehensive project consisting of multiple trades.
 
DISTINGUISHING CHARACTERISTICS
 
This is the full journeyman level class in the Maintenance Technician series.  Incumbents are fully trained in assigned areas of responsibility and are expected to independently perform the full range of duties assigned.  This class is distinguished from the Maintenance Coordinators in that the latter assumes responsibility for the coordination of all maintenance activities.
 
SUPERVISION RECEIVED AND EXERCISED

  • Receives general supervision from the Maintenance Coordinator(s) and/or Director of Maintenance and Custodial Services.
  • Exercise some supervision of Maintenance Technician I, II and Part-Time Employees.

 

Duties & Responsibilities (Essential Functions)

Essential Functions:

  • To perform skilled work in the maintenance, construction, inspection and repairs of building and equipment.
  • Perform maintenance tasks in electrical, mechanical, plumbing and carpentry.
  • Work cooperatively with other departments to achieve and maintain a strong customer service environment.
  • Troubleshoot problems in building and equipment and effect repairs.
  • Maintain inventories.
  • Keep complete and accurate records of repairs and equipment.
  • Perform duties as assigned to Maintenance Technician III.
  • Help in preparing the physical arrangement of special activities.
  • To use mature judgement in applying rules and regulations.
  • To assist in setting up equipment, tables, chairs, etc. for special events.
  • To eliminate any situation which may be hazardous to students, employees, and visitors.
  • To serve the college committees when requested.
  • Mastery of appropriate computer skills.
  • Perform other duties as assigned.

Other Important Functions:

  • Lift and move heavy objects up to at least 50 lbs. with or without assistance. (Objects will at times be elevated from floor level to above shoulder.)
  • Manipulate hand and power tools, wire cables and all types of structural tools and equipment.
  • Frequently climb ladders and stairs.
  • Perform installation and repair functions for up to eight hours a day.
  • Bend, crouch and maneuver body in tight, cramped quarters.
  • Move quickly from one campus location to another to perform maintenance tasks.

 

Qualifications

ESSENTIAL AND OTHER IMPORTANT FUNCTION STATEMENTS--Essential and other important responsibilities and duties may include, but are not limited to the following:
 
Essential Functions:

  • Plan and direct the work of Maintenance Technician I and II or others as assigned
  • Calculate material and labor estimates
  • Review and interpret plans, as-built drawings and shop drawings
  • Provide leadership in routine performance of assigned duties
  • Perform a variety of repairs in carpentry, plumbing and electrical
  • Repair, replace and maintain a variety of mechanical HVAC equipment, such as compressors, boilers, fans, blowers, cooling towers, motors, valves, ducts, registers and dampers
  • Ability to access situation quickly and determine path forward
  • Assist in the construction, renovation, and repair of campus buildings, classrooms and related facilities
  • Perform skilled and semi-skilled carpentry, plumbing, electrical, HVAC repair, painting and general maintenance and construction work
  • Operate a variety of building maintenance equipment, machines and tools

 
Other Important Functions:

  • Perform installation and repair functions for up to eight hours a day

Knowledge of:

  • Knowledge of materials, tools and equipment used in general building maintenance.  
  • Knowledge of methods, techniques, materials and tools used in carpentry, plumbing, electrical and HVAC repair work, painting and related building trades.
  • Use and maintenance of a variety of power and hand tools.
  • Fire and safety procedures and practices.
  • Familiarity with MSDS of products used in the performance of the job.
  • Safety awareness and hazard communication.
  • Applicable codes, local ordinances and regulations governing assigned trade

 
Ability to:
