An Associate’s degree with five to seven years of experience in facilities engineering and/or building grounds maintenance trades is required (i.e. HVAC, electrical, mechanical, plumbing, carpentry, construction, etc.). The candidate must possess three to five years of progressive supervisory responsibility, preferably in a large facility operations and management role. The Superintendent must have a strong knowledge of computers and associated software to facilitate the college’s requisition /purchasing, maintenance management system, communication and building automation network and systems. Strong knowledge of procedures, materials, and equipment related to plumbing, masonry, heating and air conditioning, carpentry, building automation, cooling towers, chillers & boilers, painting trades and skill in the use of required vehicles and equipment is required. Project management experience is required. The Superintendent must be able to work independently to direct and perform tasks and manage operations within budgets. He/she must be able to communicate well with staff, students and the general public. A North Carolina driver’s license and a good driving record are required.
Active licensure or certification in one or more of above referenced trades is preferred. A National Career Readiness Certificate and bilingual are preferred.
The Superintendent oversees all facilities and grounds tasks related to the maintenance and operation of buildings, landscaping, grounds, roads, parking, electrical, plumbing, carpentry and heating/air conditioning systems. Scheduled, unscheduled, and preventive maintenance on these systems is the responsibility of three supervisors who report to the position: Grounds Supervisor, Maintenance Supervisor, and Housekeeping Supervisor. The Superintendent must establish maintenance and operations protocols and operate the department within College policies and procedures, Federal, State and Local laws and ordinances to manage safety, risk, and cost. The Superintendent performs tasks with minimal guidance and supervision.
