Minimum Qualifications

High school diploma or equivalency and two years of experience in trade(s) areas assigned; or equivalent combination of training and experience.  Trade certificates a plus.  Three or more years of supervisory experience.

Position Description

Supervision

Responsible for supervising unskilled to highly skilled trades work including but not limited to HVAC, Electrical, Plumbing, Carpentry, Masonry and Painting. The incumbent in this position may also perform skilled trades work. Supervisory tasks range from single trades to the supervision of multiple trades in a physical plant operation. This positions are generally responsible for hiring, training, disciplining, and conducting and performance management for employees.

Work supervised includes maintenance, repair, replacement, fabrication, installation, alteration, construction and design of facility components requiring the application and management of skills in planning, problem-solving, attention to detail, teamwork, communication and adherence to safety. Responsible for setting mid-to long-range maintenance goals and objectives and prioritize activities and tasks.  Prepares alternative plans to meet changing conditions and ensures timely task accomplishments and coordinates a wide variety of facility maintenance operational, diagnostic, and repair services. 

Project Management

Provides oversight for project(s) and all related activities in that setting to include quality assurance and safety; ability to coordinate and manage facilities, equipment, supplies and related resources as necessary for the project; ability to monitor environmental risks, if any and quality controls.  Establishes a set of tasks and activities associated with an intended outcome and timeline. Ensures actions are performed and/or implemented to achieve the results of the project.  Supervises minor construction projects.  Interfaces with contractors on larger construction projects.  Administers, plans, and directs service contracts such as landscaping, custodial, plumbing, electrical, mechanical, pest control, generators, fire, life safety, and work order management system.  Collaborates with Business Office on formal and inform bid opportunities to vendors.

Human Resources Management

Assists with the recruitment, selection, development, counseling, discipline, and evaluation and performance of employees to retain a diverse workforce; administers and ensures compliance with human resources policies and procedures.  Observes and assesses work and provide feedback.  Develops knowledge, skills, and abilities of employees.  Plans for and supports employees in career development opportunities.  Motivates and engages employees through effective communication.

Maintenance

Performs preventive maintenance on all plant equipment, repairs plant equipment, such as air conditioning units, boilers, compressors, etc… Maintains plant inventory and order required supplies.  Aids with snow plowing during the occasional snow storms in eastern North Carolina.  Monitors and aids with mechanical needs with the Direct Drive Control System.  Works closely with state and local inspectors on all requirements for renovations and new construction, fire code requirements, elevator inspections, boiler inspections, and fire hydrants testing.

Safety and Health Management

Ensures building security and safety, supervises mail deliveries to and from the college.  Establishes a culture of safety for employees and ensures that work processes are free from safety and health hazards, employees are properly trained and programs are in place to ensure safety.  Ensures that overall safety program objectives are met, including third party coordination (e.g., OSHA, DOL, DOI).  Collaborates with College Police regarding security matters.  Serves as an Essential Employee for emergency operations affecting College operations.  Available 24/7 for all related incidents.

Financial Management 

Plans and monitors the use of expenditures to meet organizational objectives and compliance; ability to prepare budget documents and reports.  Participates in short- and long-term budget development, identifies facility operation area expenses, and equipment needs for the college.

General

Ability to make excellent decisions.  Excellent troubleshooting skills.  Superior organizational skills.  Ability to multitask successfully.  Ability to work successfully with both internal and external contacts and with diverse employees across the College.  Knowledge of environmental and safety rules, regulations, and policies.  Plans work projects after normal business hours to avoid class conflicts.  Demonstrates excellent customer service.  Oversees set up for college functions on campus.
