Minimum Qualifications
Five years of experience in general construction, facilities maintenance, and repair work, including the operation of a wide range of related power-driven equipment OR Three years of experience as a Maintenance Specialist (any combination of Maintenance Specialist I or II).
Knowledge of:
- Leadership and supervision of small maintenance or construction projects
- Principles and practices of customer service
- Principles and practices of work safety
- Obtain quotes for lighting retrofits and/or HVAC replacements;
- Obtain quotes for maintenance services, such as inspections, etc.
- Departmental and program budget and monitoring
- Inventory control, purchasing and processing vendors invoices
Ability to:
- Represent the College in a positive manner
- Establish, maintain and foster cooperative working relations with others from diverse backgrounds, including elected officials, co-workers and the public effectively and with courtesy, in person, via e-mail and over the phone
- Communicate effectively, both orally and in writing
- Operate trucks and a variety of power-driven equipment
- Perform heavy manual labor

Preferred Education:
Any combination of education and experience that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities is:
- Education: AAS or Diploma Building Construction Technology, AAS or Diploma Electrical Systems Technology, AAS or Diploma Industrial Systems Technology, AAS or Diploma HVAC Systems Technology. AAS or Diploma in Automotive.
Licensing and certification requirement:
- North Carolina Driver’s License; must have acceptable Motor Vehicle Record reporting.
- Prefer NC Heating and Cooling License.
- Prefer License to remove/add/handle refrigerant.
- Prefer Forklift Certification
- Prefer Building Operator Certification
Position Description
PRIMARY PURPOSE OF POSITION
To perform or assist in a variety of skilled, semi-skilled and manual tasks in building maintenance; operate power-driven equipment; and may act as a lead person on maintenance or repair jobs. Incumbents are normally expected to solve most work problems independently and to make recommendations to supervisory personnel regarding those matters which involve policy decisions, technical questions and unusual problems.
ESSENTIAL JOB DUTIES
Duties may include, but are not limited to:
- Load, unload and transport parts, materials and equipment
- Operate small hand and power tools
- Operate a variety of air tools
- Operate spray units
- Operate power driven street equipment
- Operate vehicles and equipment including bucket trucks and pick-up trucks
May occasionally operate heavy equipment - Clean and maintain tools and mechanical equipment
- Perform minor plumbing, electrical and carpentry work
- Respond to emergency calls at any time
- Repair vandalism
- Perform maintenance on HVAC units
- Install/repair or replace light fixtures, ballasts, switches and outlets
- Repair minor roof leaks
- Perform minor building repairs and alterations
- Perform painting duties: sand, caulk, prime and paint
- Troubleshoot, service and perform repairs on decorative street lights, parking lot lights, park lights and area lighting
- Conduct routine maintenance and perform preventive maintenance reports monthly
Other duties as assigned - Operate Building Automated Systems this is to include monitoring HVAC controls daily, adjusting setpoints as needed, trouble shooting and repairing problems, and running wiring for new installations. Will be responsible for meeting and assisting building control company when looking at new installations, servicing existing systems ,and repairing problems with existing systems.
- Responsible for maintaining and repairing college owned vehicles and equipment. This includes 15 passenger vans, cargo vans, SUV’s, cars, maintenance and grounds trucks, lawn mowers, weed trimmers, chain saws, leaf blowers, tractors, excavator, UTV’s, golf carts, lifts, loader, skid steer, and all equipment attachments. Take all vehicles to have annual NC safety inspections to keep the license plates up to date. Complete preventive maintenance records on all vehicles and equipment. Must also have the ability to change tires included rotating and balancing. Ability to safely operate vehicle lift.
- May be asked to perform arboretum and grounds tasks such as mowing, landscaping, plant maintenance, cleaning gutters, leaf removal, street and sidewalk cleaning, and snow removal.

Additional information:
This is the advanced journeyman level class within the Maintenance Specialist series. This class is distinguished from the Maintenance Specialist II by the assignment of the full range of duties and the application of specialized knowledge in the more complex and advanced maintenance work of the Department. This position at times may provide direction to a small crew of Maintenance Workers. Receives general supervision from a Maintenance Team Leader. Upon request, may be required to supervise small maintenance or construction projects; request quotes for lighting retrofits and/or HVAC replacements; request quotes for maintenance services, such as inspections, etc. Will order supplies, manage inventory, schedule work and assist in budget development and may exercise technical leadership over Maintenance Specialist I/II positions. May be responsible for facilities PM records and implementation.
