Minimum Qualifications

Minimum Education/Training:

  • High School Diploma or equivalent
  • Valid NC driver’s license with driving record that is within the parameters set by the college (if applicable, otherwise delete)

 
Minimum Experience:

  • Four (4) years of combined journeyman level maintenance experience in two of the following areas:  electrical, plumbing, HVAC repair and light construction/carpentry.  Must have at least two (2) years’ experience in a given area.

Position Description

DEFINITION:
To perform diversified activities related to the maintenance of buildings.  Plumbing, HVAC, repair and light construction/carpentry.  Must have at least two years of experience in a given area.
 
SUPERVISION RECEIVED AND EXERCISED:

  • Receives general supervision from Coordinator, Maintenance
  • Exercises minimum supervision over Maintenance Technicians I and Part-Time Employees

 

Duties & Responsibilities (Essential Functions)

ESSENTIAL AND OTHER IMPORTANT FUNCTIONS STATEMENTS:
Essential and other important responsibilities and duties may include, but are not limited to, the following:
 
Essential Functions:

  • Perform skilled work in the maintenance, construction, inspection and repairs of building and equipment.
  • Perform maintenance tasks in electrical, mechanical, plumbing and carpentry.
  • Work cooperatively with other departments to achieve and maintain a strong customer service environment.
  • Troubleshoot problems in building and equipment and effect repairs.
  • Maintain inventories.
  • Keep complete and accurate records of repairs and equipment.
  • Perform duties as assigned to Maintenance Technician II.
  • Help in preparing the physical arrangement of special activities.
  • To use mature judgement in applying rules and regulations.
  • To assist in setting up equipment, tables, chairs, etc. for special events.
  • To eliminate any situation which may be hazardous to students, employees, and visitors.
  • To serve the college committees when requested.
  • Mastery of appropriate computer skills.
  • Perform other duties as assigned.

Other Important Functions:

  • Lift and move heavy objects up to at least 50 lbs. with or without assistance.
  • (Objects will at times be elevated from floor level to above shoulder.)
  • Manipulate hand and power tools, wire cables and all types of structural tools and equipment.
  • Frequently climb ladders and stairs.
  • Perform installation and repair functions for up to eight hours a day.
  • Bend, crouch and maneuver body in tight, cramped quarters.
  • Move quickly from one campus location to another to perform maintenance tasks.

 

Qualifications

QUALIFICATIONS:

Knowledge of:

  • Basic tool, material and terminology used in two or more trades.
  • Methods and practices followed in the maintenance of buildings, machines and equipment.
  • Fire and safety procedures and practices.
  • Familiarity with MSDS of products used in the performance of the job.
  • Safety awareness and hazard communication.

Ability To:

  • Perform skilled work in two or more trades.
  • Work Independently.
  • Analyze problems and effectively correct them.
  • Provide positive, innovative and effective customer service.
  • Ability to read, write and comprehend standard and computer print, blueprints.
  • Exercise initiative and good judgement.  Recognize and practice safety precaution in hazardous and industrial situations.
  • Occasionally work beyond normal hours, including weekends, and inclement weather conditions.
  • Schematics and detail as-built drawings for all crafts.
  • Establish and maintain cooperative working relationships with those contacted in the course of work
  • Interpret and apply CFCC goals, objectives, policies, procedures, rules, and regulations
  • Communicate clearly and respectfully, both verbally and in writing
  • Maintain effective audio-visual discrimination and perception needed for:
    1. Making observations
    2. Reading and writing
    3. Communicating with others
    4. Operating assigned equipment
    5. Handling varied tasks simultaneously
  • Maintain physical condition appropriate to the performance of assigned duties and responsibilities, which may include the following:
    1. Standing or sitting for extended periods of time
    2. Operating assigned equipment
    3. Handling varied tasks simultaneously 
    4. Bending, stooping, climbing, or lifting up to 50 pounds
  • Maintain mental capacity, which allow the capability of:
    1. Making sound decisions
    2. Responding to questions
    3. Demonstrating intellectual capabilities
       

EXPERIENCE AND TRAINING GUIDELINES:
Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying.  A typical way to obtain the knowledge and abilities would be:
