Minimum Qualifications
High school diploma or general education degree (GED), associate degree preferred. Skilled technician with at least five years journeyman level experience in general building maintenance in multi-building facilities. Must have electric, plumbing, painting and general maintenance problem solving skills. Specialized training required in one or more of the following areas: carpentry, plumbing, HVAC or electrical maintenance.
Preferred Qualifications
Ability to speak Spanish preferred. HVAC Controls (ie: Johnson Controls, Siemens Controls) training preferred.
Position Description
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Installs, repairs, or replaces electrical circuits, lighting, distribution panels, feeder cables, circuit breakers, switches, rough-ins, trim-outs, etc.
- Changes light bulbs and tubes and replaces ballasts and light fixtures.
- Performs hazardous work in connecting busses, change over switches, gears, starting, starting controls, electrical motors, compressors, and high voltage lighting.
- Measure, cut, thread, bend and install conduits.
- Performs operation, maintenance, installation, and repair of heating, air conditioning and refrigeration equipment.
- Analyzes and maintains chemical treatments for water in cooling towers and boiler systems.
- Installs, repairs, and services motors, pumps, and fans.
- Repairs, replaces, sets up, calibrates, and operates control equipment to insure efficient operation of HVAC equipment.
- Installs, repairs, and replaces various sized compressors.
- Troubleshoots and corrects malfunctions in mechanical and electrical equipment.
- Performs inspections and preventive maintenance on equipment and systems.
- Operates and assists in maintenance of electrical and pneumatic control systems.
- Replaces air filters and greases air handling units.
- Repairs and maintains plumbing fixtures, pipelines, and sewer traps.
- Installs water heaters, drinking fountains, drains, faucets, valves, and pumps.
- Repairs or replaces flush meters, toilets, and urinals.
- Maintain, repair, and replace plumbing lines.
- Responds to emergencies after hours as required.
- Monitors inventories and reorders parts and supplies as required.
- Operates equipment such as bucket trucks and forklifts.
- Assist with inclement weather needs.
- At times, help with mowing, trimming, tree removal, painting, and other general maintenance.
- Lead projects for renovation or repairs.
- Assist Director of Facilities and/or lead in the Director’s absence.
- Some evening and weekend work required.
- Perform other duties as assigned by the Director of Facilities.
