Minimum Qualifications
Required:
- High school diploma or equivalent
- Valid North Carolina Drivers' License.
- Demonstrated dependability by work performance and attendance.
Preferred Qualifications
Preferred:
- Associate's degree
- HVAC certifications to work on R22, R134a and other refrigerant units
- EPA certifications for refrigerant
- Experience with college campus security
- Two years experience in the area of maintenance and facilities work.
- Experience in state and federal safety regulations, policy and procedures

Salary commensurate with experience.
The role of the Manager, Facility Operations is to oversee the day-to-day operations of Maintenance, Custodial, and Security departments. Also to assist in the troubleshooting, repairs, filling in as needed in departments, and managing small projects. This person must be a self-motivated individual. This position requires 80% fieldwork and 20% office.
The Manager, Facility Operations receives supervision from the Chief Operations Officer
Examples of Duties:
- Manage day to day operations of the Maintenance, Custodial, and Security departments
- Manage the College’s safety programs
- Prioritize, lead, plan, assist in and review the work of staff responsible for maintaining the College facilities and security department.
- Communicate and manage across 4 campus locations
- Evaluate, train and coach all staff assigned to the maintenance, custodial, and security departments.
- Stand as a security guard; fill in as a custodian or any other position in Operations as needed.
- Manage the Colleges work order system
- May be required to fill in for personal out sick or vacation in any of the 3 departments
- Efficient maintenance and operation of all facilities of the College including buildings, building systems (HVAC, electrical, plumbing and roof systems); grounds including campus roads, parking lots, walkways and utility infrastructure.
- Implement policies and safety procedures by maintaining all compliance and workplace safety requirements including OSHA rules, auditing, reporting and compliance with all building and ADA codes.
- Assist the Chief Operations Officer in the development of department budgets
- Assist the Chief Operations Officer with the development of capital improvement projects
- Assist with the preparation and update of the Deferred Maintenance program.
- Responsible for responding to after operating hours building alarms.
- Other duties as assigned
