Position Description

 

Facility Operations Worker (Watauga) performs a variety of duties involved in the skilled maintenance and repair of college facilities and grounds; and performs a variety of technical duties relative to assigned area of responsibility. 

Examples of Duties

Essential and other responsibilities and duties may include, but are not limited to, the following:
 
ESSENTIAL FUNCTIONS:
 

  1. Perform a variety of facility and grounds maintenance duties including painting, plastering, tile work, roofing repair, carpentry, electrical, plumbing, landscaping, wiring and other related duties.
  2. Assists in maintaining heating and ventilation units; troubleshoot and repair minor issues as necessary; check for gas leaks and make minor repairs; install and repair exhaust fan motors and air compres­sors; monitor air handler and boiler for correct operation.
  3. Perform preventive maintenance activities and assist in the development and implementation of a comprehensive preventive maintenance program.
  4. Perform walk throughs of building, checking for lighting problems, door locks, wall repair, ceiling tiles, minor water and sewer leaks and other related issues; make needed repairs.
  5. Assists in clearing snow and ice; recommends supplies and equipment needed for improvement of buildings and grounds; assist with building set-up requests.
  6. May oversee and participate in the installation of new plantings; prune plants as required; spray and fertilize plants as needed.

Marginal Functions:

  1. Pick up and deliver supplies and materials, and assist in unloading books and supplies.
  2. Cleans and maintains facilities (includes, classrooms, bathrooms, labs and offices); assists with the campus recycling.
  3. Check and fill-up vehicle; perform minor vehicle maintenance and repair.
  4. Participates in professional development activities and required employee training.
  5. Assists in performing special project work and other duties as assigned.

This position description covers the most essential functions and duties associated with this position. The President or appropriate supervisory personnel may assign additional duties. Qualifications and Working Conditions

Knowledge of:
Basic principles and practices of plumbing and public rest room repair.
Basic principles and techniques of heating and ventilation unit repairs.
Basic principles and procedures in working with electricity.
Basic plastering and painting procedures.
Methods of operation of a variety of hand and power tools including saws, hammers, routers, drills and paint sprayers.
Safe work practices.
Pertinent Federal, State and local laws, codes and regulations.
Basic principles and procedures of record keeping.
English usage, spelling, grammar and punctuation.
Basic mathematical principles.
 
Ability to:
Perform a variety of building and grounds maintenance duties including painting, plastering, plumbing, window installation, pesticide spraying, mowing and other related duties.
Operate a variety of equipment including power tools, tractors, lawn mowers, weed eater, dump trucks and other tools and equipment, as required 
Assist in the repair and maintain various heating systems.
Perform preventive maintenance on equipment and tools.
Understand and follow oral and written instructions.
Interpret and apply Federal, State and local policies, laws, and regulations.
Communicate clearly and concisely, both orally and in writing.
Establish and maintain effective working relationships with those contacted in the course of work.
Follow all safety rules and regulations of the college.
Work independently in the absence of supervision.
Learn to perform semi-skilled and skilled construction, maintenance, and repair work in the area of work assigned.

 
Environmental Conditions:

The employee should have the ability to effectively handle a work environment and conditions which involve: indoor and outdoor spaces;  exposure to fumes, dust and dirt; possible electrical hazards; extremely loud noises; may be exposed to hazardous chemicals and materials; and inclement weather. 

 

The employee must preserve environments by maintaining equipment and supplies, ensuring overall cleanliness, functionality, and conformance to OSHA standards to provide a safe work environment.

Physical Conditions:

Essential and marginal functions may require maintaining physical condition necessary for walking, driving, standing or sitting for prolonged periods of time; lifting and carrying heavy materials; straight pulling; reaching above shoulders; general manual dexterity; operating assigned equipment; and repeated bending, crawling and kneeling during assigned activities. 

General manual dexterity; operating motorized equipment and vehicles; ability to distinguish color; climbing with both legs and arms; lifting up to 50 to 70 pounds; able to operate a variety of equipment including mechanic tools, carpentry tools, electrical tools, plumbing tools, etc.

 

Scheduling Conditions: 

This is a full-time, 12 month position. This position requires a minimum of 36-hours weekly in direct service to the institution. 

 

Traveling Conditions: 

This is a full-time position located on the Watauga Campus. Occasionally, local travel between the Caldwell campus, Watauga campus, or any off-campus sites may be needed. 

 

Out of state travel is limited, but may be required for training and conferences.
