Minimum Qualifications
A bachelor’s degree in a related field from a regionally accredited institution with three to five years of experience in building trades or engineering, or an associate degree in a related field with five to seven years of experience in building trades or engineering is required (i.e. HVAC, Electrical, Mechanical, Plumbing, Carpentry, Construction, etc.). The candidate must possess three to five years of progressive supervisory experience, preferably in a large facility operations and management role. The Superintendent must have a strong knowledge of computers and associated software to facilitate the college’s requisition/purchasing, maintenance management system, communication, and building automation network and systems. Must be able to read and interpret blueprints. Strong knowledge of procedures, materials, and equipment related to plumbing, masonry, heating and air conditioning, carpentry, building automation, cooling towers, chillers & boilers, painting trades, and skill in the use of related vehicles and equipment is required. Project management experience is required. The Superintendent must be able to work independently to direct and perform tasks and manage operations within budgetary constraints. The applicant must be able to communicate well with staff, students, contractors, and the public. A valid North Carolina driver’s license and a good driving record are required.
Preferred Qualifications
Active licensure or certification in one or more of the above-referenced trades is preferred. A National Career Readiness Certificate and bilingual in English and Spanish are preferred.
Position Description
The Superintendent oversees all facilities maintenance, grounds maintenance, vehicle maintenance, housekeeping, and shipping & receiving operations. This includes but is not limited to, the reactive, preventive, and predictive maintenance and operation of buildings, landscaping, grounds, roads, parking, electrical, plumbing, carpentry, and heating/air conditioning systems. Performance of these responsibilities is performed through three subordinate supervisors: Facilities Maintenance Supervisor, Grounds Maintenance Supervisor, and Housekeeping Supervisor. A shipping and receiving clerk is a direct report to the Superintendent. The Superintendent must establish maintenance and operations protocols and operate the department within College policies and procedures and Federal, State, and Local laws and ordinances to manage safety, risk, and cost. The Superintendent performs tasks with minimal guidance and supervision.
